ARE YOU A RESIDENTIAL LANDLORD WHO COULD UNWITTINGLY BE AT RISK OF PROSECUTION?

Experienced letting agencies will often come across landlords and tenants in some sticky situations when taking on an additional property. Whether it is a trail of bills hindering a property’s credit rating, unpaid rental arrears, or a boiler that is not fit for purpose, letting your property can be a potential minefield when working without an agency.

It is essential that the legal obligations of a landlord are taken seriously. For example, if repairs carried out on gas or electric installations are undertaken without approved or registered contractors, this could not only put your tenants’ safety at risk, but could lead to prosecution.

Nikki Gaylor-Brookes, Director of Norfolk based letting specialists, Purrfect Let, said “our experience shows that properties let without an agent to save money, can be a false economy. Landlords are often ill-informed of their rights and the latest legislation. A breach of safety regulations, for instance, could impose a maximum fine of up to £5000 or imprisonment, or both.”

Your property is inevitably one of your most valuable assets, so it is essential to have peace of mind in knowing that it is managed in a thorough and appropriate way.

A professional and specialist letting agency will not only save you time, but will facilitate rent collections and keep you informed of all legislation changes which apply to you. They will even arrange any necessary repairs and manage tenant transfers, giving you peace of mind that you are on the right side of the law and your property is in good hands. This could be money well spent.

If you are a residential landlord and are not up to date on the latest legislation that may affect your property, take action now to find out more as soon as possible. Can you really afford to take the risk of being in the dark?

For free advice on the legal obligations and best practice for landlords, or to discuss a stress-free solution for transferring your current letting arrangements, call Marg or Nikki at Purrfect Let on 01508 530441 or see http://www.purrfectlet.co.uk/landlords/.

House prices rose 5.9% (according to Nationwide building society) in 2009 after a decade which saw property values mre than double.
Despite the 2007-2009 price crash, Nationwide said the noughties had generally been "a very strong decade in terms of house price growth".
The Stamp duty holiday has now ended meaning the theshold has reverted back to £125,000 instead of £175,000.
Hopefully, we are now seeing the light at the end of the tunnel and things will pick up in all areas of the financial market.
The renting market is still as boyant as ever with more Tenants than Landlords, maybe nows the time to make that investment!

First Blog!

I've been trying to write this 1st blog all day, unsure of what to write and where to begin, I suppose the best place to start is at the beggining!

Purrfect Let is different type of letting agent, we don't have a shop front, which means we can keep our overheads down and pass the savings on to our clients. Don't worry, your property gets advertised just as well and we do everything that the "big" people do but we're just more proactive!
We set up the company due to having a few run ins with letting agents, basically we got fed up of them not doing what they were paid to do! Being landlords ourselves we know how important it is to have an agent you can trust with your property, lets face it, it's probably the biggest asset you own.
We believe we are the best letting agent in Suffolk & Norfolk (not the biggest but certainly the best).

THE HOUSING MARKET- NEWS

I have just been reading though the news for the housing market and you'll be glad to hear that the general consenses is that it is going to pick up in the new year, according to Halifax house prices rose again in Novemeber by 1.4% and since April this year prices have risen 8.5%. However the bad news is the stamp duty holiday is due to end on 31st December meaning the threshold will revert back to £125,000 instead of the current £175,000, this could make it harder for 1st time buyers but I think on a whole things will start to improve in the New Year.

PURRFECT LET - NEWS

To celebrate our 1st Birthday in january we are launching our "Landlord Referral Scheme"
We will also be launching a "VIP landlord" offering special deals for Landlords with multiple properties
So watch this space for more info in the new year.

Well that's our 1st Blog, so its bye bye from Me and bye bye from her!!!
